ATO Compliance

SMSF property valuation requirements.

The ATO requires SMSF trustees to report property assets at market value each financial year, supported by objective and supportable evidence.

What "market value" means

Market value is the amount that a willing buyer and willing seller would agree on in an arm's-length transaction. For SMSF reporting, this assessment must be defensible — backed by recent comparable sales, rental evidence and current market commentary.

Proper valuation records assist with

  • SMSF annual accounts
  • Auditor verification
  • Pension commencement
  • Related-party lease compliance
  • Asset transfer reporting
  • Capital gains tax events

What you receive

A written property valuation report including:

  • Property details
  • Market value assessment
  • Comparable market evidence
  • Property and location commentary
  • Rental/investment considerations where applicable
  • Valuation rationale
  • Supporting notes for SMSF audit records
